Believe me - we have seen some really damp homes on the Costa del sol. Although mostly we are asked what we can do for slightly damp musty smelling rooms. These are usually properties which are locked up for periods of time when the owner is not residing in the country.
Most air conditioning units have a dehumidifying function.
Air conditioning units inherently provide dehumidification as part of their cooling process.
Here’s how they dehumidify the air:
1. Cooling Coil and Condensation Process-
The main component responsible for dehumidification in an Air conditioning system is the **evaporator coil**. -
As warm, humid air from your property passes over the cold evaporator coil, the moisture in the air condenses on the coil because the air is cooled below its dew point (the temperature at which air can’t hold moisture anymore). -
The condensed water (humidity) drips into an internal tray and is drained away, reducing the overall moisture content in the air.
2. Impact of Dehumidification -
Lower humidity levels enhance comfort by making the indoor environment feel cooler, even at higher temperatures.
Air conditioning units are particularly good at dehumidifying when your room is humid and damp.

Putting your air conditioning unit on a timer for the unit to come on once a day, in the dehumidification setting will really help keep your Spanish property dry, humidity free, and stop that musty smell: typical when rooms have been closed up for an amount of weeks.
