An older Spanish villa wired in the 1990s does not handle a modern household. Air conditioning, induction hobs, electric heating, heat pumps, EV chargers, dishwashers and a couple of fast-charging laptops between them pull more amperage than a 1990s consumer unit was sized for, and the result is tripping breakers, hot fuse boxes and circuits that never recover after a thunderstorm. We rewire, upgrade and certify electrical installations across the Costa del Sol from Nerja to Gibraltar. The work covers consumer-unit replacements, full rewires, dedicated AC and pool circuits, surge protection and the boletin de instalacion electrica that the property needs for resale and insurance. When the existing installation needs attention
There are six clear signs that an electrical installation is overdue an upgrade. Any one of them is worth a survey on its own. Two or more together is usually a full consumer-unit replacement at minimum.

Consumer unit and earth bonding
The consumer unit (cuadro electrico) is the heart of the electrical installation. Spanish wiring rules under the REBT (Reglamento Electrotecnico para Baja Tension) require an RCD on every circuit, separate protection for bathrooms, kitchens and outdoor sockets, and proper earth bonding to all metallic pipework. Many coastal villas built in the 1990s still have consumer units that pre-date the current REBT, with porcelain fuses, no earth bonding to the pool plant and no RCD on the bathroom circuits. We strip the old board, fit a new modular consumer unit with the right RCD and MCB layout, run a fresh earth bond to the bathroom and the pool, and certify the work with a fresh boletin de instalacion electrica.
Dedicated circuits for AC, pool and EV charging
Three loads have to sit on their own dedicated circuit on a modern villa. Air conditioning, especially multi-split and ducted systems, needs its own breaker sized to the outdoor unit's start-up current. Pool plant (heat pump, pump, lighting, salt-water chlorinator) sits on a separate sub-board near the pool, with its own RCD and earth bond. EV charging (a 7 kW wall box) needs a 32A circuit and a dedicated earth-fault detector. We pull each of these in from the consumer unit, terminate the runs on the right protection and certify the new circuits as part of the boletin update.
Surge protection for storm season
The first October storm on the Costa del Sol drops lightning strikes onto the coastal power grid, and the surge that follows kills electronics across the network in the seconds before the substation protection clears the fault. A surge-protection device (SPD) fits at the consumer unit and shunts the spike to earth before it reaches the property's circuits. The cost of an SPD is normally less than one replaced television set. We fit Type 2 SPDs as standard on consumer-unit upgrades and we recommend retro-fitting one to any existing unit on a property that has lost equipment to a previous storm.
Full property rewire
A full rewire is the right answer for villas with deteriorated old wiring, no usable earth, or a planned renovation that opens up the walls. The work runs three to four weeks on a typical four-bedroom villa: lift skirtings or chase walls, pull new wiring on every circuit, fit fresh sockets and switches with current safety standards, rebuild the consumer unit, bond the metalwork and the pool, and certify the lot with a fresh boletin. Most rewires we do are bundled with a wider renovation so that the disruption happens once and the finished property has a clean electrical baseline.

Site survey
An electrician visits the property to inspect the consumer unit, check the earth, test the RCDs and identify the work that the installation needs. Survey appointments are free across the Costa del Sol.
Step 2
Written quote and scope
We send a quote covering the materials, the labour, the boletin fee and the work timeline. No deposit until you accept it.
Step 3
Installation
Consumer-unit upgrades run as a half to one day job. Dedicated-circuit installs run as one to two days. Full rewires run three to four weeks. We protect finishes and rooms stay usable wherever possible.
Step 4
Test and certify
Every install ends with an insulation-resistance test, an earth-fault loop test and an RCD trip test. The boletin de instalacion electrica goes through industry registration and a copy is sent to the owner for insurance and resale paperwork.

Three-year warranty
Every install carries a three-year EnviroCare warranty on parts and labour, on top of any manufacturer warranties on the protective devices and the consumer unit.

Any new electrical installation, any change to the consumer unit, and any sale of the property requires a current boletin de instalacion electrica from a registered electrician. The boletin is the legal certificate that proves the installation meets the REBT (Reglamento Electrotecnico para Baja Tension) and is required for home insurance, resale and any utility connection upgrade.

Why do my breakers trip when the air conditioning starts up?
Air conditioning indoor units draw a high in-rush current when the compressor starts, especially on older systems without inverter control. If the AC is on a shared circuit with other high-draw appliances (induction hob, electric oven, water heater), the combined draw can trip the breaker. The fix is a dedicated AC circuit sized to the outdoor unit's start-up current.
What is surge protection and do I need it?
A surge-protection device (SPD) fits at the consumer unit and shunts voltage spikes from lightning strikes or grid disturbances to earth before they reach the property's circuits. On the Costa del Sol the autumn storm season makes SPDs a high-return upgrade, normally costing less than one replaced television set.
